Due to the aesthetic appeal of the ranch’s native pasture, oak trees, earthen stock tanks, cover, wildlife, and varying vegetation, Walker Farm is considered to have an above average appeal.
Walker Farm is located approximately 5.8 miles northwest of Covington, TX. The ranch has frontage along CR 1425.
Three (3) earthen stock tanks are located on the property; they are all less than 0.5 acre in size, based on aerial imagery.
Whitetail deer, Feral hog, Turkey, Varmints, Dove, and Waterfowl are frequent to the ranch. The current owners do not hunt, nor do they lease the hunting rights on the ranch. The hunting on the ranch will be even more productive if the new owner decides to plant sunflowers for the dove and manage the populations of deer and hog with the use of game feeders and food plots. Walker Farm is a blank canvas for the future owner that hunts or chooses to generate income from hunting.
Walker Farm has some incredible oak trees. The western portion of the ranch is predominantly open and improved coastal Bermuda pasture with oak trees mixed in. The eastern half is predominantly wooded, providing the ideal habitat for animals in the area. The ranch has barb wire and cedar post perimeter fencing. Barb wire and cedar post cross fencing separate the improved pasture from the remainder of the ranch; it appears in fair to good condition with some brush overgrowth.
Rural water and electricity are available. The seller reports that a water meter can be turned back on. There are no additional improvements on the ranch.
